The site sits on industrial-zoned land with active substation interconnections, diverse fiber routing, and the road and pipeline access that institutional-scale AI infrastructure requires from day one.

Regional power market positioning matters as much as on-site infrastructure. The platform's contracted capacity sits within a market where utility availability is the gating constraint for new AI deployments — turning location into a structural moat rather than a generic site-selection exercise.
